This position will oversee the maintenance of properties and responsible for facility preventative maintenance, renovation, and repair projects, manages, coordinates, and delegates the activities of the facilities department operation, including safety and environmental programs at all apartment communities according to the standards and expectations set forth.
Manage bid process, review bid spec proposals, and comparison spreadsheets from associate,s and make board recommendations as appropriate.
Develops and controls annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance, explaining variances.
Develops documents, contracts, change orders for initiation of projects and ensures their execution.
Develop complete scopes of work for projects as well as rehabilitation of existing properties.
Ability to work on concurrent projects and meet deadlines.
Negotiates and manages vendor, supplier, contractor, and consultant contracts for services, reviews contract plans and specifications for compliance with appropriate building codes and project requirements, conducts pre-construction conference, reviews bids.
Coordinates with regional property supervisors to facilitate planning, budgeting, and scheduling of capital projects, provides guidance to onsite personnel regarding contractor requirements, material, equipment, and facility needs, and makes recommendations to the board for the awarding of contracts.
Conducts post-construction conference to ensure appropriate project completion and documentation oversees purchases of building and maintenance supplies, machinery, equipment, and furniture.
Work as a Lainson between property management and construction with post-construction defects or concerns.
Prepare, monitor, and report monthly budget variances and always forecast the ultimate costs of the project.
Maintains safety and environmental policies and regulations including the training of staff to perform duties in a safe manner.
Oversees the inspections of communities and equipment to meet set standards in preventive maintenance.
Schedules maintenance and repairs, and quickly resolves emergency maintenance issues.

Facilities Management: 5 years is preferred
Experience working in residential apartment industry with 2 years+ experience as Maintenance Supervisor
Must have extensive experience in building systems: HVAC, plumbing, electrical, carpentry, appliances, painting, apartment turnovers, and general construction
